Recreation:

     The new owners are welcome to build a dock & or berth.    Pike Lake is perfect for canoeing, kayaking, pontooning and especially birdwatching.   So as to protect the natural environment, motors are limited to 9.9hp.   The lake contains a large population of jack (northern pike); the fishing in 2014 was excellent.   Within the nearby park there are two sandy beaches (the nearest just a short walk from the properties), picnic areas, an outdoor pool with waterslide, boat ramps, "natural" golf course, mini-golf and extensive camping grounds.  Quadding, snowmobiling and ice fishing are also popular in the community, as is playing hockey both on the community rink (5mins walk) and on the frozen lake.     For more information please see:  Pike Lake Prov Park.

  

The Land:

     The property overlooks (and descends down to) Pike Lake, which is an “oxbow” of the Saskatchewan River -- formerly a loop of the river which became cut off from the main channel.   The Lake has a level which is monitored and maintained by the Provincial Park.   The River itself flows northwards just one mile to the east of Pike Lake.   The Lake and the farmland between it and the River are part of the original floodplain ecosystem and are home to an astonishing variety of acquatic and terrestrial plants and animals.  (Flooding is no longer possible due to regulation by Gardiner Dam.)

     The propertiy itself forms the western edge of the former river basin.  The homesite on this property is 43 feet higher than the lake, affording a wonderful view over the property, lake, and river country.  This property contains two springs where the local watertable emerges from the hillside on its way to the lake.  In 2012, we installed french drains; water now flows to the lake below ground-level, even in mid-winter, keeping the dry at all lake levels.  In 2013 we removed all the deadwood from the property and thinned the overgrowth; turning the forested lot into something very park-like.

     Today the property has three wood-chipped trails descending from the homesite, weaving past two Japanese ponds, and continuing down to the lake.   You will find eight new weeping willows trees, two by each each pond and four more along the shoreline.    There are some maps in the right-hand-column below.

     Currently, we are extending the drainage system and completing the landscaping of the southern pond -- which has an island soon to be reached by a lovely bridge.   I will get some photos up just as soon as I have some nice ones.

 

Survey Details:

     The titled lot is rectangular, 1.27 total acres, with 180feet of road frontage and 151ft of lakeshore.   The north boundary is 324ft from the road down to the lake, while the south boundary is longer at 417ft.  There is an environmental reserve along the lakeshore which is effectively ours and expands the property to 1.43 acres.

    

Services:

     Electric, telephone, and gas services are provided to the homesite.    Water/sewage is not provided for.   Neighbors have had excellent success with sandpoint wells on this side of the lake.    Cell connections are 5-bars, and high-speed internet is available. 

 

Community:

     The property is part of the Pike Lake village:  only a 5minute walk to the elementary school (K-4), the community hall, and St.Martin’s Church.    Additionally there many clubs and activities held at the community hall, including dance & fitness, soccer, kaiser & poker nights, barbeques & breakfasts, ladies nights, and outdoor hockey.    For information and more links please see:  Pike Lake Village.  

     With the new South Bridge access to Saskatoon has been transformed.   It now takes just 25-30mins to get most anywhere in Saskatoon (just 20mins to Blairmore).

 

Technical Issues:

     This property is Lot3 of the eleven properties in Terraced Acres of Pike Lake.   All of these properties have a “Schedule B” attached which stipulates minimum construction standards and some residential issues intended to maintain future property values. 

     Additionally, there exists an Environmental Reserve of 13 to 14m all along the lakeshore of Terraced Acres.   Of course, owners are permitted to build a dock and to have clear access to the shore.   These 13-14 meters are not included in the stated property boundaries and amount to an effective addition of 0.16 acres of land.

Shown is the elevation survey data for Terraced Acres at Pike Lake.   Our property is highlighted in purple.     The environmental reserves are very softly highlighted.   The lake is blue and the road is tan. 

This is a closer look at the property (in purple), viewed via satellite.    The land location is 51o54'53.88N and 106o49'04.26W.    This photo appears to have been taken in summer of 2002.   As you can see, the north end of the lake contains lily pads and reeds, nesting sites for waterfowl.    There are three large beaver lodges in this photo  (above the "t" and below the "s" in "Properties" and near the houses at lower right).  The community surrounding the property is Pike Lake Village.    The north boundary of the provincial park is marked by the southmost road in the photo, about 500m south of the property.

Shown is a google-earth photo of Pike Lake and the nearby South Saskatchewan River.     The property is within the orange oval and lies just outside the provincial park.   The land-portion of the provincial park is the light-orange-shaded rectangle.    The provincial park also includes the entire surface of the lake, affording protection to all the waterfowl.    Saskatoon is located approximately 15 miles to the north (and slightly east).
